FEATURING SOLESTE ON THE BAY

Dear Friends and Valued Partners,
What began as a vision at the water’s edge has blossomed into a landmark of North Miami Beach.
In September of 2023, we broke ground on Soleste On the Bay in partnership with The Estates Companies, setting into motion a transformation of the Maul Lake entrance to the Oleta River. From that first dig in the sandy soil to the rising concrete columns, every step of the project has been guided by our commitment to thoughtful, site-driven design.

Standing thirty stories tall in a sculpted T-shaped form, Soleste houses 363 luxury rental apartments, each carefully oriented to capture sweeping views—whether gazing southward over the Oleta River or eastward across Biscayne Bay. Below the residences, an eight-level garage and ground-floor retail spaces activate Biscayne Boulevard, knitting the tower seamlessly into the city’s evolving mixed-use corridor. Our goal was to turn a compact footprint into a gracious living experience, and watching the podium take shape has been deeply gratifying.

This project marks FORMGROUP’s second collaboration on this site with The Estates Companies, following NOMI Beach—now home to its first residents since August 2023. Working alongside Estates Construction, we embraced the challenges of water-adjacent construction, resolving a complex program within clean, modern forms. Today, as the façade panels are installed and the rooftop terrace nears completion, we imagine the life that will unfold here: morning coffees on private balconies, sunset gatherings above the Intercoastal, and street-level cafés energizing the boulevard below.
Applauded by the City Commission, Soleste On the Bay is FORMGROUP’s second project in the new Mixed-Use Commercial corridor that encourages high-density development along Biscayne Boulevard. It stands as testament to what a boutique, detail-focused approach can achieve—a place where every gesture responds to light, air, water, and community.

Peacock Residence South Miami, FL
Designed to meet the highest sustainability standards, the home features a passive design sense which takes full advantage of the prevailing solar exposure while opening up the interior to the desirable Northern light. Innovative sustainability systems were used throughout including a 15kw solar power system, multiple mini-AC units, and a rainwater collection system that provides the home with 100% of its potable water.
